There are some secret formulas to getting your home sold quickly. And, if you want to make sure that your home doesn’t linger on the market there are a few simple decorative touches that can help. On the flip side, there are some decorative items that will leave buyers exiting the house with no interest of making an offer!

We have made lists of some things to try and other things to avoid.

Make your home buyer-friendly with the use of the following suggestions:

  • Mirrors. Placing mirrors in a room can brighten it up and make it appear larger. Mirrors are also a great bet over paintings. Painting can sometimes turn off certain buyers. If you don’t have high ceilings and oversized windows, you can strategically place mirrors to enhance space.
  • Fresh flowers. Fresh cut stems can wow buyers. Display them in the dining room, master bedroom, and living room. All the key places of the home. Create a warm and inviting space that buyers love. Display these flowers in your home listing photos and have them on display on the day of an open house.
  • Rugs. Bright and light area rugs define a space. Sofas and chairs placed on bare floors will give the impression that the room is not finished. Tile flooring, wood, and luxury vinyl flooring can be lackluster and appear cold without an area rug.
  • Focus on the lighting.  Find fresh ways to bring the light in. Lighting is key to making a home shine. A dark house will not sell quickly. Following the rule of three to illuminate your home is a great suggestion. Have three light sources. For example, display two table lamps and one floor lamp, all with clear incandescent lightbulbs.
  • Fresh towels. Matching towel sets can make any bathroom feel luxurious. New tile place strategically in the bathroom or kitchen leaves a great impression. Buyers will want to envision themselves in the space.

Décor items you should NEVER display:

  • Get rid of anything that can cause a debate to irrupt. For example, religious, political, or even collegiate items. Prospective buyers can sometimes be turned off by the site of these items. It’s best to neutralize and depolarize the home before listing it.
  • Any personal items no matter how small. Removing family portraits from the home is a given. But it’s more than just photos, remove anything that reveals too much about your personality or lifestyle. Marathon medals and refrigerator magnets for example. Leave space for buyers to place themselves in your home.
